What a laundromat actually costs to open
The equipment line gets all the attention and it is rarely the biggest number. On a typical 2,000–2,500 sq ft build, buildout and utility upgrades together usually exceed the machines — a new gas main, a 3-inch water service and the electrical to run a bank of washers can run $40,000–$80,000 before a single machine lands.
The line owners forget
Working capital. You will pay rent, utilities and insurance for weeks before the store is busy, and a coin float has to sit in the changer. Budget three to six months of fixed costs and do not let a lender talk you into less.
Why contingency is not optional
Ten percent is the floor on a laundromat build. Utility work is the single most common overrun because you cannot see what is behind the wall or under the slab until demolition starts.
